What the zone allows
- Homes allowed
- Up to 4 homes on a lot over 280 m², 3 on a smaller one (s. 7.04.4), in one main building: a house, duplex, triplex or fourplex; at most one secondary suite per main home and one accessory dwelling per lot. An accessory dwelling counts toward the 3 or 4 (Part 4); whether a secondary suite does is unclear, so ask the City

- A house, duplex, triplex or fourplex, a rest home for up to 7 people in care; a home-based business, a secondary suite, an accessory dwelling (a detached home)

- 400 m², or 280 m² with a rear lane; at least 10 m along the street (6 m on a cul-de-sac bulb); lots for each home of a duplex, triplex or fourplex may be half that (s. 7.04.3)

Accessory dwelling: not in front, rear and sides 1.5 m, street side 4.5 m. Other accessory buildings: not in front, rear 1.5 m (0.9 m with no lane), sides 1.5 m, street side 4.5 m, 1.5 m from the main building (s. 7.04.5)
One main use per lot (s. 7.04.4(c)).
A secondary suite has its own entrance and a building permit, and one parking space on the lot; one per main home (Part 4).
An accessory dwelling stands apart from a house, duplex or triplex, at most 106 m² or 75% of the main home's floor area, whichever is less, on City water and sewer, never on its own title, and counts toward the lot's homes (Part 4).
The bylaw names one lot, a Briar Avenue property, where a manufactured home on a pier foundation and a narrower house are allowed (s. 7.04.7).
Sections 4 (general regulations), 5 (parcel areas) and 6 (parking) of the bylaw also apply (s. 7.04.7(b)); short-term rental isn't a use the zone lists, so ask the City before renting a home by the night.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Cranbrook's planning department before you buy or build.
