What will the property taxes be on a BC property?

In BC the yearly property tax is the assessed value times the rates set each spring by the municipality, the regional district, the hospital district and the Province (for schools). A report gives the lot's 2026 rates, where each dollar goes, and the tax on a price or value you type.

The report opens at this answer, with the lot drawn on the map and every other check alongside. A PID (on the tax notice or title) always finds the lot; an address works when it's an exact match.

What the answer means

How it's worked out
BC Assessment values every property each year. In May the municipality's tax rates bylaw sets the rates per $1,000 of that value, the school rate among them set by the Province. The bill is the value times the rates added together.
In a municipality
Every home in a municipality pays the same residential rate for the year, split between the municipality, the regional district, the hospital district, schools and a few small levies (BC Assessment, the Municipal Finance Authority, and TransLink in Metro Vancouver).
In an electoral area
Outside municipalities the Province collects the tax. Every home in an electoral area pays the area's regional district rate, the provincial rural tax, police tax, and the school and hospital rates; on top come the local service areas the lot is in (fire protection, recreation, street lighting, water and others), which cover only parts of an area. A report gives the part every home pays and says the full rate is unclear; the tax notice lists the service areas.
The home owner grant
The home owner grant takes up to $570 off the bill of a home its owner lives in ($770 in the Province's northern and rural area in 2026, and up to $845, or $1,045 there, for seniors, veterans and people with a disability), for homes assessed at $2,075,000 or less in 2026; above that it shrinks by $5 for each $1,000. From 2027 the northern and rural extra ends and the regular grant is $570 everywhere. The owner applies each year, and must pay at least $350 in tax ($100 for the higher grant) after it.
What else is on the bill
Parcel taxes (a flat charge per lot, often for water or sewer) and utility fees for water, sewer or garbage don't depend on value, and a municipality can set its own rates for vacant land or a business on the same lot. Ask for the latest tax notice.
Price or assessed value
The calculator multiplies what you type. The bill uses BC Assessment's value, which can be well above or below the price, so use the assessed value where you have it.
Next year
Rates are set each May for that year. When values rise faster than a municipality's budget the rate falls, so a low rate in a pricey place can still mean a large bill.

These are each local government's 2026 residential (class 1) rates as the Province compiles them, and in electoral areas the rates every home pays, without the local service areas. The tax notice is the final word. Confirm with the municipality (in an electoral area, the Province's Surveyor of Taxes) before you buy or build.
