PlaceDossier / Questions

Is the land next to my property Crown land, and can I buy it?

A report says who owns the land along the lot line, by ParcelMap BC's owner type: private, Crown land with or without a title, federal, the local government. Below: what Crown land next door means, the Province's route to buy a piece of it, and every BC place's land by owner.

Across BC's 319 municipalities and electoral areas, ParcelMap BC draws 4% of the land as private lots and 6% as Crown land parcels; 90% has no parcel drawn at all, most of it untitled Crown land, read 2026-10-11. A report says who owns the land along a lot's line. The places, by name.

The report opens at this answer, with the lot drawn on the map and every other check alongside. A PID (on the tax notice or title) always finds the lot; an address works when it's an exact match.

What the answer means

Crown land next door
Crown land beside a lot, with a title or without, can be logged, leased, grazed or roaded, and a view or trail across it isn't yours to keep; ask the natural resource district or FrontCounter BC. It isn't a neighbour's house, but it isn't a promise the land stays as it is: a report also lists logging, range tenures, Crown land applications and traplines near the lot.
What the map draws
Most of BC's untitled Crown land isn't drawn on the parcel map at all: outside towns, the land between titled lots, and road allowances, lakes and the foreshore, are mostly Crown land no parcel covers (our reading). So a lot line with no parcel beside it is most often Crown land or a road allowance, never "nobody's".
Buying a piece
The Province sells Crown land to add to a private lot only by direct sale to the registered owner of the lot it would join, and only where that is the land's highest and best use: most often a piece that nothing else can use, one that tidies a boundary to the lie of the land, or one under an old encroachment such as a building or fence. You apply through FrontCounter BC; an application gives you no right to the land, and the Province publishes it for anyone to see.
The price and the paperwork
The price is the land's full market value, set from BC Assessment's value or an appraisal (for a piece only you can use, the difference it makes to your lot's value). The new land is usually consolidated with your lot, or bound to it by covenant so they can't be sold apart; you arrange and pay the survey, with a credit of up to half the added land's value, and every lender on your title has to agree.
What the Province weighs
The Province consults the First Nations whose rights or title may be affected, and weighs other uses of the land and the public's access to water before it decides; it may keep land it needs. A road allowance isn't sold this way: outside a municipality it's the Ministry of Transportation and Transit's to close and sell, inside one the council's.
Who to ask
FrontCounter BC (1-877-855-3222), about the land beside the lot, what's applied for on it and whether a piece could be sold; a BC land surveyor, about where the line runs; a lawyer or notary, before you apply to add land to a lot with a mortgage.

Our summary of the Province's Land Procedure "Extensions to Private Holdings" (amended May 9, 2024) and its residential Crown land pages, read 2026-10-11. The Province decides each application on its own facts, and most take months. Confirm with FrontCounter BC before you buy or build.

From the ParcelMap BC parcel fabric, read 2026-10-11: each parcel's owner type, never an owner's name, measured by us on the 2021 census boundaries. Titled to the Province takes in land held by Crown agencies; local government takes in its parks and road parcels. No parcel mapped is land the fabric doesn't draw: in rural areas mostly untitled Crown land, in towns mostly streets and lanes, plus lakes, sea inside a place's boundary and road allowances (our reading). Reserve land is a census subdivision of its own, so it isn't in these places.
