What the zone allows

Homes allowed
No house: one caretaker dwelling, as an accessory use, of at most 70 m² (90 m² on a lot of 0.2 ha or more if a tenth of its energy is made on site), never on its own strata title (ss. 39F.1(s), 4.3)
Main uses
Light industry, trade contractors (logging contractors included), automobile-oriented commercial uses and building supply outlets (neither in the southern part of the business park the bylaw maps), motor vehicle repair and service, heavy equipment sales, an industrial fuel installation, alcoholic beverage manufacturing, nurseries, pet grooming; accessory uses, accessory offices without their own outside door at grade, accessory retail sales and a caretaker dwelling; accessory restaurants and larger accessory retail only in the Expanded Commercial Activities Area the bylaw maps, together with tasting areas at most 30% of the floor area (ss. 39F.1, 39F.12, 39F.18, 39F.19)

  • A building supply outlet on three lots in the southern part the bylaw names
  • Minor offices on lots the bylaw names, on some only above the first storey
  • A drive-through restaurant on one lot the bylaw names

The zone is for industrial uses in the Sea to Sky Business Park (s. 39F).

At most two main buildings a lot (s. 39F.5) and two accessory buildings (s. 39F.10). Industrial activity or storage outside a building is enclosed by a fence or landscape screen 1.83 m to 3.0 m high (s. 4.6(b)); screening and landscaping (s. 4.7), parking (Section 41) and loading (Section 42) also apply (ss. 39F.7 to 39F.11).

A caretaker dwelling is one a lot even if stratified and is never rented short term (ss. 4.3, 4.46(d)); short-term rental is allowed only in a dwelling unit that is the operator's principal residence (s. 4.46), so it isn't open in this zone (our reading).
