What the zone allows

Homes allowed
Block A: one house a lot (not a modular or mobile home) of at most 162.57 m² of floor area. Block B: houses (not modular or mobile homes), apartments and townhouses, at most 20 homes in all, each at least 55.8 m² (ss. 40EE.1, 40EE.2). The zone lists no secondary suite; s. 4.5 lets one sit in a single-unit dwelling, so whether a house here may have one is unclear: ask the District
Exceptions (2)
  • On one strata lot the bylaw names, no house or home occupation but a daycare, with up to 404.12 m² of floor area
  • On another strata lot the bylaw names, a café, a business office and apartment units, with up to 181.2 m² of floor area

Main uses
Block A: a house, office home occupations (s. 4.18), accessory uses. Block B: houses, apartments, townhouses, office home occupations, accessory uses; uses combined only as part of a comprehensive design (s. 40EE.1)

275 m², 9.0 m wide, 30 m deep (25 m deep for a lot over 12 m wide), bare-land strata lots included (s. 40EE.10)

Height limit
Block A: 10.68 m or three storeys, whichever is less; Block B: 10.68 m; accessory buildings 3.0 m, or 5.0 m where their roof slope and materials match the main building (s. 40EE.3)
Setbacks
Block A: front 6.0 m, sides 1.5 m (one side down to 0.8 m where the other side and the neighbour's facing side are 2.15 m, at least 2.95 m together; 0 m for a garage or carport built against a neighbour's), rear 3.0 m. Block B: front 6.0 m, sides 1.5 m, rear 9.15 m (s. 40EE.8)

The bylaw gives no statement of the zone's intent and no map of its two blocks. Block A's named lots are strata lots, so Block A reads as a bare-land strata of small-lot houses (our reading); which block a lot is in, ask the District.

Common useable open space of at least 40 m² in each block; in Block B each home also has a patio, deck or balcony of at least 10% of its floor area (s. 40EE.5).

Fences at most 1.83 m, and 1.22 m in front of the house (ss. 40EE.6, 4.6). Everything not built on or paved is landscaped (ss. 40EE.9, 4.7); parking under Section 41 (s. 40EE.7).

A home here is most often a strata lot: what an owner may do with it (renting it, changes) is in the strata's bylaws as well, so read them.

Short-term rental isn't among the zone's uses (s. 40EE.1), and the bylaw allows it only in the operator's principal residence (s. 4.46); ask the District before renting a home here by the night.

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the District of Squamish's planning department before you buy or build.
