The zone is for general industry that needs large lots or to be near the waterfront, rail or other transportation routes (s. 12.2.1).
Wrecking, salvage or scrap kept outside a building is screened on all sides by a solid fence, landscaping or both at least 2 m high; no odours, toxic or noxious matter, heat, glare, radiation or repeated ground vibration may cross the lot lines (s. 12.2.6(b), (c)).
Fences of any height here; no barbed or razor wire (s. 5.2.12). Parking, loading and outdoor storage separated from a street by a landscaped strip at least 3.0 m wide and from a neighbouring lot by 1.5 m (s. 5.2.10).
A monopole communications tower is allowed here (and in P1): at most 25.0 m high, 100 m from any residential zone, 6.0 m from every lot line, one a parcel (s. 5.2.14).
Parking: one space per 93 m² of floor area, plus one per 50 m² of commercial or office floor area; bicycle parking under s. 6.10 (ss. 6.3, 12.2.5).
No homes but the caretaker's, so no short-term rental here; ask the City.

Gaming, firearms sales, adult entertainment, pawnbrokers and medical cannabis production are prohibited in every zone (s. 5.1.2).
Sections 5 (general regulations) and 6 (parking) of the bylaw also apply, and 5.2.10 for landscaping.
