What the zone allows

- No house: the only home the zone allows is the one an Artist Studio – Type B may hold (a studio for loud, messy or hazardous art work with up to one home), a secondary use (s. 12.1.2; s. 4)

- Light industry (inside a building: manufacturing, warehousing, testing, wholesale, service and repair shops), animal daycare, commercial athletics and recreation, a laboratory, a recycling return centre, a trade school, a veterinary clinic, child care; as secondary uses an Artist Studio – Type B, offices (contracting, drafting, engineering, design and surveying only), retail of goods made, stored or wholesaled there (at most 25% of the business's floor area), outdoor storage and an accessory food service (ss. 12.1.2, 12.1.6; s. 4)

The zone is for light industry and a few compatible uses (s. 12.1.1).
Outdoor storage or a sales yard behind the front of the main building (at least 6.0 m from the front line and 3.0 m from a street side), stacked no higher than 2.4 m, dust-free, and without nuisance to the neighbours; a public utility at least 61 m from any residential lot (s. 12.1.6(c), (d)).
A food or drink maker may have an outdoor seating area for customers as large as its retail space, apart from the neighbours, with no added parking (s. 12.1.6(e)). An accessory food service no bigger than one parking space (s. 12.1.6(g)).
Fences up to 3.1 m high; no barbed or razor wire (s. 5.2.12). Parking, loading and outdoor storage separated from a street by a landscaped strip at least 3.0 m wide and from a neighbouring lot by 1.5 m (s. 5.2.10).
Parking: one space per 93 m² of floor area, plus one per 50 m² of commercial or office floor area; bicycle parking under s. 6.10 (ss. 6.3, 12.1.5).
Short-term rental isn't a use the zone lists; ask the City.
Lots listed in Schedule B have their own site-specific rules; ask the City whether this lot is one.
Gaming, firearms sales, adult entertainment, pawnbrokers and medical cannabis production are prohibited in every zone (s. 5.1.2).
Sections 5 (general regulations) and 6 (parking) of the bylaw also apply, and 5.2.10 for landscaping.
