What the zone allows
- Homes allowed
- Up to 4 homes in all on a lot over 280 m² (3 on a lot of 280 m² or less, 6 within 400 m of a bus stop with service every 15 minutes, as the bylaw defines it), as a house, duplex, triplex, fourplex, or courtyard or townhouse homes (up to 6), with secondary suites and garden suites counted (ss. 627.2, 627.3, 402.29); not in a Transit-Oriented Area (Schedule H). - Front 5.5 m, rear 6.0 m, sides 1.2 m (1.5 m with up to 6 homes), street side 2.0 m on a lot under 800 m² with up to 4 homes, else 3.0 m; accessory buildings front 5.5 m, rear 1.5 m, sides 1.2 m, street side as the homes
Each home has its own outdoor space: 45 m² with 3 or more bedrooms, 30 m² with fewer (s. 627.11).
No floor area or density limit is set in this zone (s. 627.5).
Lots rezoned to RUR from the old R-1, R-2, R-3, R-4 and RT-1 zones on July 14, 2026 (Schedule I) may still be built under the old zone's rules, as may subdivisions accepted before that date (s. 1101.2); ask the City whether this lot is one.
Urban infill (s. 402.29): a lot off the sewer needs notice to Fraser Health, a lot off City water an engineer's or certified professional's word on the water; in a floodplain, floors above the flood construction level.
A detached garden suite: in the rear yard only, one storey, no basement, never strata-titled or subdivided; at most 140 m² or 15% of the lot, whichever is less (90 m² in the ALR); 4.5 m high and one storey on a lot under 0.4 ha (6.0 m above a garage on a lot with a lane), 6.0 m and one storey from 0.4 ha; set back 2.4 m from the rear line (1.5 m above a garage on a lane), 1.5 m from the sides, 3.0 m from a street side, 5.5 m from the front and 2.4 m from the house; a 1.5 m path to the front line and its own outdoor space (25% of its floor area or 10% of the lot, whichever is less); not with boarding, a caretaker's or farm worker's home or tourist accommodation on the lot (s. 402.11). On a lot of 0.4 ha or more it may be a manufactured home on a permanent foundation.
A secondary suite: one per home, inside it, never strata-titled; not with boarding or a caretaker's home on the lot; in a floodplain, its floor above the flood construction level (s. 402.24, s. 202).
Boarding: at most 2 boarders in 2 rooms inside the house, for stays over 30 days, and not on a lot with a secondary suite or garden suite (s. 402.4).
Home occupations: by the residents, inside the home or an accessory building; on a lot under 1,200 m² at most 30% of the floor area up to 50 m² and 2 employees from elsewhere, from 1,200 m² 45% up to 100 m² and 3 (s. 402.14).
Short-term rental (stays of 30 days or less) is allowed only in the principal residence of the owner or a tenant the owner authorises, who lives there most of the year: one licence per property, either up to 3 rooms or one whole home (a suite or garden suite counts), at most 6 guests per home, one parking space per listing; not on a lot under 371 m², nor with assisted living, a caretaker's home or a neighbourhood daycare on the lot; in the ALR the Agricultural Land Commission's rules prevail (s. 402.31).
Sections 401 to 407 (general regulations, landscaping, retaining walls, heights) and the Off-Street Parking and Loading Bylaw also apply.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Maple Ridge's planning department before you buy or build.
