What the zone allows
- Homes allowed
- One townhouse home on each fee simple lot, joined side by side to its neighbours, facing a street, 2 to 6 homes in a row; no home above another (ss. 613.2, 613.11; s. 202). The zone lists no secondary suite, garden suite or urban infill homes
- Main uses
- Street townhouses (at most 6 joined), with boarding and home occupations (ss. 613.2, 613.3)
- Smallest lot for a subdivision
- With a lane: end unit 252 m², corner end unit 315 m², interior unit 225 m², 30 m deep; without a lane: 235 m², 283 m² and 202 m², 27 m deep; width 8.7 m end, 10.5 m corner end, 7.5 m interior (s. 613.4)
- Lot coverage
- All buildings together 55% of an end unit lot, 45% of a corner end unit lot, 65% of an interior unit lot; accessory buildings within that, at most 3% of the lot (s. 613.6)
- Height limit
- Townhouses 9.5 m; accessory buildings 4.5 m (s. 613.8)
- Setbacks
- Townhouses: front 4.0 m, the garage 5.5 m back or 0.6 m behind the front of the building, whichever is less; rear 14.0 m with a lane, 6.0 m without; sides 1.2 m, or 0.0 m along a shared wall; street side 3.0 m. Accessory buildings: rear 0.5 m (a garage 1.5 m), sides 1.2 m (0.0 m along a shared garage wall), street side 3.0 m, all in the rear yard (ss. 613.7, 613.11(6))
The zone is for street townhouses on their own fee simple lots in the Silver Valley Area Plan, outside its "Eco-Cluster" areas (s. 613.1).
Each home at most 223 m² of floor area, basement and garage not counted (s. 613.5).
All required parking is inside a building; on a lot backing on a lane, cars reach it from the lane only, and the lot keeps a fenced and landscaped back yard of at least 6.0 by 7.5 m (no accessory building over 5 m² in it) and a 1.2 m walkway beside the garage to the lane (s. 613.11).
Short-term rental isn't among the zone's uses, and uses a zone doesn't list are prohibited in it (ss. 201.1, 613.2, 613.3); ask the City before renting by the night.
Boarding: at most 2 boarders in 2 rooms inside the house, for stays over 30 days, and not on a lot with a secondary suite or garden suite (s. 402.4).
Home occupations: by the residents, inside the home or an accessory building; on a lot under 1,200 m² at most 30% of the floor area up to 50 m² and 2 employees from elsewhere, from 1,200 m² 45% up to 100 m² and 3 (s. 402.14).
Parking as the Off-Street Parking and Loading Bylaw sets (s. 613.10).
