Setbacks
In the Town Centre Area (Schedule C): front 5.0 m, rear 7.5 m, sides 6.0 m, street side 7.5 m. Elsewhere: front 6.0 m, rear, sides and street side 7.5 m. Under the Albion density bonus 7.5 m from every lot line, and a detached indoor amenity building 7.5 m from the main buildings (s. 617.7, our reading)

Density: floor space ratio 0.6; four named lots have 0.63 to 0.66, three of them leaving up to 50 m² of habitable basement a home out of the floor area (s. 617.5).

Density bonus (s. 402.32): in the Town Centre Area, the Lougheed Transit Corridor Area, North and Upper Hammond, the Albion Area or land the Official Community Plan designates Major Corridor Residential, up to 0.15 more floor space ratio in exchange for affordable or special needs housing, child care, community facilities, park improvements or other benefits Council approves, or cash of $344.46 a m². Whether a lot is in one of these areas we don't check: ask the City.

Applications complete before June 30, 2026 may still use the older bonuses: in the Albion Area, RM-4 rules and $3,100 a home where the floor space ratio is over 0.6 and up to 0.75 (s. 402.8); in the Town Centre Area or Major Corridor Residential, 0.15 more for $344.46 a m² (s. 402.10).

Outdoor space: common open space of 45 m² for each home with 3 or more bedrooms and 30 m² for others; outdoor amenity space 5 m² a home and each home's private outdoor space 5% of its floor area or 4.6 m², whichever is more, both of which may count toward it; indoor amenity space 3 m² a home where there are 50 homes or more (s. 617.11).

Parking under the Off-Street Parking and Loading Bylaw; a tandem garage holds one car, with room for a second on the driveway apron, never two inside (s. 617.10).

Short-term rental isn't among the zone's uses, and the bylaw allows it only in houses, duplexes, triplexes, fourplexes, secondary suites and garden suites, not townhouses (ss. 617.3, 402.31).

Boarding: at most 2 boarders in 2 rooms inside the house, for stays over 30 days, and not on a lot with a secondary suite or garden suite (s. 402.4).

Home occupations: by the residents, inside the home or an accessory building; on a lot under 1,200 m² at most 30% of the floor area up to 50 m² and 2 employees from elsewhere, from 1,200 m² 45% up to 100 m² and 3 (s. 402.14).

Sections 401 to 407 (general regulations, landscaping, retaining walls, heights) and the Off-Street Parking and Loading Bylaw also apply.

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Maple Ridge's planning department before you buy or build.
