What the zone allows
- Homes allowed
- No house: one caretaker home, accessory to the industrial use, inside the same building as the main use with its own entrance at grade, 37 to 90 m² and at most 40% of the building, never strata-titled (ss. 803.3, 803.11(5), 402.7)
- Main uses
- Industry (not asphalt, rubber or tar, chemical plants, concrete and cement plants, hydrocarbon refining and bulk storage, sawmills, shake mills and pulp mills, septic tank services, stockyards and abattoirs, outdoor storage as a use of its own, waste reduction plants and waste transfer stations, or wrecking and salvage), light industry, laboratories, warehouse storage, wholesale distribution, auction marts, commercial laundry and upholstery, call centres, a distillery or brewery, equipment appraisal, indoor commercial recreation, a media production studio, offices for construction, industrial, high technology and utility companies and government, parking of unoccupied passenger, commercial and recreational vehicles and equipment, food preparation and catering, printing and publishing, industrial trade, dance, arts and gymnastics schools and fitness centres, repair of light machinery and equipment, vehicle and equipment repair, sale, repair and rental of industrial vehicles, heavy equipment and trailers, a restaurant (no drive-through), a crematorium; accessory offices and retail (each up to 25% of the main use's floor area, outdoor retail up to 25% of the lot), refuelling for the business's own vehicles, outdoor storage (no tires) and a caretaker home (ss. 803.2, 803.3)

- 60%, all buildings together; outdoor storage at most 25% of the lot; floor space ratio 0.75 (ss. 803.5, 803.6)

- Setbacks
- Front 6.0 m, rear 3.0 m (6.0 m next to a lot designated or zoned for a non-industrial use), interior sides 1.5 m (4.5 m next to such a lot), street side 4.5 m; corner sight lines as s. 403.8 sets (s. 803.7)
The zone is for a business park, with emphasis on the quality of building design and landscaping (s. 803.1).
Everything is done inside a building except refuelling, retail, training and outdoor storage; no loading bays or outdoor storage in the front yard or street side yard; noise at most 70 dB(A) at the lot line, 60 dB(A) next to a non-industrial lot (s. 803.11).
Uses are examined against the environmental, safety and public health standards of regional, provincial and federal authorities (s. 803.11(4)).
Landscaping (s. 405): a landscape strip 3.0 m wide along the front and street side lines, 5.0 m along lines next to (or across a lane from) land zoned or designated for urban residential use (ss. 803.9, 405).
Short-term rental isn't among the zone's uses, and the bylaw allows it only in houses, duplexes, triplexes, fourplexes, secondary suites and garden suites (ss. 803.2, 803.3, 402.31).
Parking and loading as the Off-Street Parking and Loading Bylaw sets (s. 803.10).
Sections 401 to 407 (general regulations, landscaping, retaining walls, heights) and the Off-Street Parking and Loading Bylaw also apply.
