What the zone allows

- Recreational facilities and open space (assembly); firing ranges, golf courses (with an irrigation system and pumping station), marinas and sport clubs; a home for an employee (s. 2003(2))

- Buildings and structures 20%, parking 95% (s. 2003(6)); floor area at most 0.1 times the lot area (s. 2003(5))

- Setbacks
- Buildings and structures: 30.0 m from a front or street side line, 15.0 m from a rear or inside side line, 30.0 m from wells and streams, 15.0 m from a building with an employee's home; parking 11.2 m from a major arterial street (s. 2003(8))
The zone is for open-air recreation and open space with few buildings, such as golf courses (s. 2003(1)).
A firing range at least 300 m from any residential zone; a marina only beside the Pitt or Fraser River or navigable waters next to them (s. 2003(9)). Parking bounded by landscaping at least 0.6 m wide (s. 2003(3)(a)).
The lot size table is headed "Maximum Lot Area" but its words say the uses aren't allowed on smaller lots, so we read the figures as minimums (s. 2003(4); our reading).
Most land in this zone is golf courses, parks and clubs, so a lot here is rarely sold as a home site (our reading); ask the City what a lot here may be used for before you buy.
No homes here but those listed above, so no short-term rental; ask the City.
Prohibited in every zone: living in a mobile home, tent, trailer or recreational vehicle, casino or electronic gaming, pawnshops, massage parlours and escort services, and a lot the City finds has no usable street access (s. 503).
Parts 2 to 7 of the bylaw also apply: setbacks can grow for arterial roads and flood and slope protection (ss. 518, 519) or shrink for allowed projections (s. 514); towers, tanks, antennas and the like may exceed the height (s. 515); Part 7 sets parking and loading by use.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Coquitlam's planning and development department before you buy or build.
