Homes allowed
No homes except one caretaker's unit, inside the principal building, at most 60 m², and only on a lot of 8,100 m² or more (s. 1902(2), (3)(d), (4))
Main uses
Industry (manufacturing, processing, assembling, storing, distributing, wholesaling, testing, servicing, repairing, wrecking, recycling or salvaging goods for businesses rather than the general public; Part 2), except concrete and asphalt batch plants, making concrete products, and recycling, processing or salvaging motor vehicles; public services, cannabis production and processing, and these commercial uses: contractor services, industrial offices (architecture and engineering, data processing, janitorial services, laboratories, research and testing, security services and the like; Part 2), recycling depots, a restaurant of up to 85 m², trade schools and liquor manufacturing; accessory offices, retail, a caretaker's unit, outdoor storage and street vending (s. 1902(2), (3))

Smallest lot for a subdivision
No minimum lot size set in the zone, except 8,100 m² for a caretaker's unit (s. 1902(4)). Subdivision without City water and sewer: at least 1.25 ha (0.4 ha with City water but no sewer) (s. 602(2))

Buildings and structures six storeys; the zone sets no height in metres (s. 1902(10))
Setbacks
Buildings and structures: 7.6 m from a street, 7.6 m from a rear line beside a zone other than industrial or business, 3.0 m from an inside side line beside such a zone. The table sets no figure for a rear or side line beside an industrial or business zone (s. 1902(8)(a))

The zone is for most kinds of industry, with some commercial uses of an industrial character (s. 1902(1)). One or more principal buildings may share a lot (s. 1902(7)).

Every use, accessory offices and retail included, is inside a building, except seasonal outdoor seating for a liquor manufacturer (s. 1902(3)(a)).

Outdoor storage only behind the front face of the building, on asphalt, concrete or another dust-free surface, behind opaque screening at least 1.8 m high along a street or lane or beside a residential use (s. 1902(3)(e)).

No homes here but those listed above, so no short-term rental; ask the City.

Prohibited in every zone: living in a mobile home, tent, trailer or recreational vehicle, casino or electronic gaming, pawnshops, massage parlours and escort services, and a lot the City finds has no usable street access (s. 503).

Parts 2 to 7 of the bylaw also apply: setbacks can grow for arterial roads and flood and slope protection (ss. 518, 519) or shrink for allowed projections (s. 514); towers, tanks, antennas and the like may exceed the height (s. 515); Part 7 sets parking and loading by use.

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the City of Coquitlam's planning and development department before you buy or build.
