RTA33: Residential/Tourist Accommodation Thirty-Three

A zone in Zoning and Parking Bylaw No. 303, 2015 (Resort Municipality of Whistler). Our summary of Part 12, Section 58 of the bylaw as consolidated to 2026-08-07.

What the zone allows

Homes allowed
One house, with an auxiliary home only inside it (s. 58(2)). Where Part 5, s. 35 applies (a lot of 4,050 m² or less on municipal water and sewer, in the Whistler Urban Development Containment Area, outside a transit-oriented area), up to 4 homes (3 on a lot of 280 m² or less) in at most two buildings, within the zone's floor area (Part 5, s. 35(5)-(7))
Main uses
A house, an auxiliary home inside the house, park and playground, auxiliary buildings and uses (s. 58(2)); a home may take tourists while no one lives in it (s. 58(3))
Smallest lot for a subdivision
695 m² (465 m² usable) with 18.2 m of frontage for a house of up to 325 m², 928.6 m² (575 m² usable) with 24 m for a larger one (s. 58(6))
Lot coverage
35% (s. 58(8)); a house up to 465 m² and 0.35 times the lot area in the Key Plan's Area A, 325 m² in Area B (s. 58(4)), and 325 m² on a lot with under 24 m of frontage (s. 58(7))
Height limit
7.6 m (s. 58(5))
Setbacks
Front 7.5 m, rear 6 m, sides 3 m (6 m for a house over 325 m²); a house enlarged past 325 m² needs the 6 m sides for the whole building (s. 58(9)-(12))

The zone is for low density homes and tourist accommodation (s. 58(1)).

Which Key Plan area (A or B) a lot is in is on the plan attached to the zone; the Municipality's zoning map gives only "RTA33", so we don't know it here: ask the Municipality, or find the lot on the plan.

Areas cross-hatched on the Key Plan are kept as natural forest for buffering and environmental protection and must not be altered (s. 58(14), (15)).

Short-term rental (tourist accommodation): a home may be rented to tourists while it isn't lived in (s. 58(3)). The Municipality's business licence rules for tourist accommodation also apply: ask it before renting.

Parking follows Part 6 (s. 58(13)).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Resort Municipality of Whistler's planning department before you buy or build.
