RTA11: Residential/Tourist Accommodation Eleven

What the zone allows

Homes allowed
One house, and one auxiliary home of 32.5 to 80 m² (at most 35% of the house's floor area, up to two bedrooms and one kitchen) inside the house or in an accessory building with parking, lived in only as employee housing (s. 21(2), (23)-(26)). Where Part 5, s. 35 applies (a lot of 4,050 m² or less on municipal water and sewer, in the Whistler Urban Development Containment Area, outside a transit-oriented area), up to 4 homes (3 on a lot of 280 m² or less) in at most two buildings, within the zone's floor area (Part 5, s. 35(5)-(7))
Main uses
A house, an auxiliary home for employees, park and playground, auxiliary uses (s. 21(2)); the house may take up to 10 guests at a time while no one lives in it (s. 21(3))
Smallest lot for a subdivision
1,010 m², 15 m of frontage (s. 21(9), (11)); usable site area at least 554 m² on a lot up to 1,399 m², 694 m² up to 2,499 m², 1,045 m² on bigger lots (s. 21(10))
Lot coverage
30% (s. 21(12)); a house up to 371 m² of floor area on a lot up to 1,399 m², 465 m² up to 2,499 m², 700 m² on bigger lots (s. 21(4)); parking inside buildings up to 80 m², an accessory building with parking and an auxiliary home up to 160 m² (s. 21(5), (6))

Setbacks
Front 7.6 m, rear 7.6 m, sides 4.0 m on a lot up to 1,399 m² and 6.0 m on bigger lots; an accessory building with parking 3.0 m from the sides; a house 3.0 m from a ski or trail right of way beside it; floor area over or under a garage 5 m from the front, or 2 m where Part 5's steep-lot rule applies (s. 21(13)-(19))

The zone is for low density houses that may also take tourists, with auxiliary homes for employees (s. 21(1)).

Short-term rental (tourist accommodation): the house may be rented to up to 10 guests at a time while it isn't lived in (s. 21(3)); the auxiliary home only for employees (s. 21(2)(b)). The Municipality's business licence rules for tourist accommodation also apply: ask it before renting.

The house is at least 46.5 m², one main building a lot (s. 21(22), (23)).

Parking follows Part 6; with three spaces required one may be tandem, with four or more two may be (s. 21(20), (21)).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Resort Municipality of Whistler's planning department before you buy or build.
