RS7: Single Family Residential Seven
A zone in Zoning and Parking Bylaw No. 303, 2015 (Resort Municipality of Whistler). Our summary of Part 12, Section 31 of the bylaw as consolidated to 2026-08-07.
What the zone allows
- Homes allowed
- One house with up to four bedrooms, of at least 46.5 m², one main building a lot, and one auxiliary home of 32.5 to 75 m² (at most 35% of the house's floor area, up to two bedrooms and one kitchen) inside the house or in an accessory building with parking, lived in only as employee housing (s. 31(2), (20)-(25)). Where Part 5, s. 35 applies (a lot of 4,050 m² or less on municipal water and sewer, in the Whistler Urban Development Containment Area, outside a transit-oriented area), up to 4 homes (3 on a lot of 280 m² or less) in at most two buildings, within the zone's floor area (Part 5, s. 35(5)-(7))
- Main uses
- A house, an auxiliary home for employees, park and playground, auxiliary uses (s. 31(2))
- Smallest lot for a subdivision
- 596 m² for a new lot, with at least 400 m² usable and 7.0 m of frontage (s. 31(9)-(11))
- Lot coverage
- 35% (s. 31(12)); a house up to 279 m² and 0.35 times the lot area, whichever is less (s. 31(3)); parking inside up to 55 m², an accessory building with parking and an auxiliary home up to 130 m² (s. 31(5), (6))
Exceptions (1)
- On a bare land strata plan, each house's floor area is the plan's land (less its access roads) times 0.35, shared equally among its strata lots, and still at most 279 m²

- 7.6 m; a garage 5 m (s. 31(7), (8))
- Setbacks
- Front 7.6 m, sides 3.0 m, rear 6.0 m; floor area over a garage or carport 5 m from the front, or 2 m for an auxiliary home over one where Part 5's steep-lot rule applies (s. 31(13)-(17))
The zone is for low-density houses, with auxiliary homes for employees (s. 31(1)).
Short-term rental (tourist accommodation) isn't a use this zone lists, and the auxiliary home is for employees only (s. 31(2)(b)); ask the Resort Municipality of Whistler before renting a home short term.
Parking follows Part 6; with three spaces required one may be tandem, with four or more two may be (s. 31(18), (19)). A private road's pavement is at most 7.0 m wide (s. 31(26)).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Resort Municipality of Whistler's planning department before you buy or build.
