Every building must be on community water and community sewer.
Densities count only usable site area (resort): land in the resort development permit area with an average slope of 30% or less and no severe rock fall, avalanche, slide, flood or high water table hazard (s. 3.04).
A cat-skiing lodge has a floor area ratio of at most 1.25. A cat-ski chalet houses guests of the lodge or ski area: at most 300 m², 9 m tall and one dwelling unit (s. 4.21).
Parking: cat-skiing lodges 1.5 spaces per unit (2.5 with a lock-off), chalets 2 per unit, apartments 1 per unit with up to two bedrooms and 1.5 with three or more, commercial uses 1 per 25 m² of floor; the spaces may be on another RES-4 or MG-1(A) lot.
Employee accommodation is for people working at the resort (some off-season rental to others is allowed), with indoor storage for each resident and laundry on site.
Outdoor storage is screened by a solid board fence or evergreen hedge at least 2 m tall on every side not facing a building on the lot (s. 4.11).
Every zone also allows public utilities, parks, roads and conservation areas (s. 4.03).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the RDEK's planning department before you buy or build.
