What the zone allows
- Homes allowed
- Apartments, and homes as an accessory use, with no number set beyond the floor area ratio of 3.0; on the part of a building facing Main Street or Station Street they go only above the first storey, and no ground floor facing Main Street is lived in; each home at least 30 m² (ss. 13.1.1, 13.1.5, 13.1.9, 13.1.10)

- Apartment buildings, shops, offices, personal services, restaurants and pubs (no drive-thrus), a convenience store, a hotel, a cannabis store (the TC and C2 zones only, s. 6.3.6), assembly, indoor recreation, a large child care centre, minor education, a library, a museum, an art gallery, artisan studios; homes and accessory buildings as accessory uses (s. 13.1.1)

- 230 m² on Town sewer, 1 ha without; 4.5 m wide; no depth set (ss. 13.1.2 to 13.1.4)
- Lot coverage
- 100%; floor area ratio at most 3.0 (ss. 13.1.5, 13.1.8)
- Height limit
- 18 m; accessory buildings 5 m (s. 13.1.7)
- Setbacks
- None from the front, sides or a rear line next to a non-residential zone; a rear line next to a residential zone 6 m, or 3 m across a lane; the same for accessory buildings (s. 13.1.6)
The zone is for the mixed residential and commercial town centre (s. 13.1).
Parking (s. 8): commercial uses need half the usual spaces; required spaces may be on another lot within 150 m, held by a covenant and an easement, or paid for at $8,000 a space into the Town's parking fund (ss. 8.3, 8.4, 8.5).
Short-term rental: the zone lists no vacation rental, bed and breakfast or home occupation (s. 13.1.1), so ask the Town before renting a home here by the night.
TCs on the zoning map is TC with site-specific rules (s. 13.1.11) for five lots the bylaw names: other uses on some, parking only on one, a duplex on another; a report there names the section.
Every zone also allows public parks, utilities, emergency services, licensed day care for up to 8 and a residence for up to 10 (6 in care) (s. 6.2).
Only the uses the zone lists are allowed (s. 5.4).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Town of Oliver's planning department before you buy or build.
