One home (dwelling unit) a lot, as an accessory use, at least 30 m² and at most 125 m² or a quarter of the floor area of all the lot's buildings, whichever is less (ss. 16.1.1, 16.1.5, 16.1.10)

Abattoirs, automobile recycling, bulk petroleum sales and storage, cannabis production, a car wash, concrete ready-mix plants, construction services, a crematorium, restaurants and pubs, major education services, food and beverage processing, funeral services, gravel crushing, manufacturing, outdoor storage, self-storage, sawmills, major service industry, a service station (with a convenience store of up to 150 m²), a recycling depot and drop-off centre, utilities, a veterinary clinic, wholesale, warehouses and freight terminals; a home, offices, retail sales and accessory buildings as accessory uses (s. 16.1.1)

Setbacks

The zone is for industry, with retail sales that go with it (s. 16.1).

Manufacturing, food and beverage processing and self-storage may not send noxious or toxic matter, heat, glare, noise or repeated vibration onto neighbouring lots (s. 16.1.11).

M1s on the zoning map is M1 with a site-specific rule (s. 16.1.12): a kennel is also allowed on one lot the bylaw names; a report there names the section.

Short-term rental: the zone lists no vacation rental, bed and breakfast or home occupation (s. 16.1.1), so ask the Town before renting the home here by the night.

Floodplain (s. 7): living space stands at or above the provincial map's flood level along the Okanagan River and its channel, 299.5 m (geodetic) around Tuc-el-nuit Lake, and 1.5 m above any other watercourse; no building within 7.5 m of a lake or the river channel's flood control right-of-way, or 15 m of another watercourse.

Every zone also allows public parks, utilities, emergency services, licensed day care for up to 8 and a residence for up to 10 (6 in care) (s. 6.2).

Only the uses the zone lists are allowed (s. 5.4).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Town of Oliver's planning department before you buy or build.
