What the zone allows

- Main uses
- Assembly (gatherings for civic, cultural, educational, recreational, religious and similar purposes, s. 4.0), a cemetery, outdoor recreation facilities, parks; sales or rental of non-motorized recreation equipment and accessory buildings as accessory uses (s. 19.1.1)
- Smallest lot for a subdivision
- 900 m² on Town sewer, 1.0 ha without; 15.0 m wide; no depth set (ss. 19.1.2 to 19.1.4)
- Lot coverage
- 25%; floor area ratio 0.5 (ss. 19.1.5, 19.1.8)
- Height limit
- 10.0 m; accessory buildings 5.0 m (s. 19.1.7)
- Setbacks
- Front 7.5 m, rear 7.5 m, interior sides 1.5 m, exterior side 3.5 m; the same for accessory buildings (s. 19.1.6)
The zone is for the park, open space and recreation needs of residents (s. 19.1): most PR land is the Town's parks, sports fields and cemetery, so a lot here is rarely for sale (our reading); ask the Town what a lot here may be used for before you buy.
PRs on the zoning map is PR with a site-specific rule (s. 19.1.10): a restaurant is also allowed as an accessory use on one lot the bylaw names; a report there names the section.
Short-term rental of a home isn't a use the zone lists, and the zone allows no homes (our reading).
Floodplain (s. 7): living space stands at or above the provincial map's flood level along the Okanagan River and its channel, 299.5 m (geodetic) around Tuc-el-nuit Lake, and 1.5 m above any other watercourse; no building within 7.5 m of a lake or the river channel's flood control right-of-way, or 15 m of another watercourse.
Every zone also allows public parks, utilities, emergency services, licensed day care for up to 8 and a residence for up to 10 (6 in care) (s. 6.2).
Only the uses the zone lists are allowed (s. 5.4).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Town of Oliver's planning department before you buy or build.
