What the zone allows

Homes allowed

One house on lots under 2 ha, two on 2 ha or more, plus secondary dwelling units under s. 3.22

Farming (not intensive), bed and breakfast, home business, home industry on lots over 2 ha

Main buildings 11.5 m; accessory buildings 10 m with a dwelling in them, 8.5 m otherwise

Setbacks

Front 5 m, side on a road 4.5 m, other sides 2 m, rear 5 m

Secondary dwelling units (s. 3.22): with community sewer, one attached suite and one detached cottage; on septic, one or the other on lots under 1 ha, both on 1 to 8 ha, and one per house over 8 ha. Each is at most 140 m², stays on the same title, can't be a bed and breakfast, and can't be a vacation rental unless the bylaw allows it; on septic you need room for a backup field.

Inside the ALR, a second house or a secondary dwelling unit must also meet the Agricultural Land Commission's rules.

Accessory buildings: up to 150 m² (250 m² if one holds a dwelling) on lots under 0.4 ha, and 250 m² on lots of 0.4 to 2 ha.

Vacation rental isn't a listed use in this zone: ask the CSRD before renting short term.

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the CSRD's planning department before you buy or build.
