RS-1: Residential

A zone in Anglemont Zoning Bylaw No. 650 (Columbia Shuswap Regional District). Our summary of Section 5.6 of the bylaw as consolidated to 2024-07-18.

Secondary dwelling units (s. 3.9): with community sewer, one attached suite and one detached cottage; on septic, one or the other on lots under 1 ha, both on 1 to 8 ha, and one per house over 8 ha. Each is at most 140 m² (net), has its own outside door, stays on the same title (no strata), has drinking water, and can't be a bed and breakfast or a vacation rental. On septic it needs a backup field area, protected by covenant on lots under 1 ha.

Inside the ALR, a second house or a secondary dwelling unit must also meet the Agricultural Land Commission's rules (s. 3.9).

A house's largest floor is at least 60 m² (net) and 5 m across.

Accessory buildings (gross floor area): on lots under 0.4 ha, 250 m² if one holds a dwelling and 150 m² otherwise; 250 m² on lots of 0.4 to 2 ha. The table sets no limit for lots of 2 ha or more.

Limited agriculture (under 6 agricultural units per hectare, s. 3.11): farm buildings 15 m from watercourses, lot lines and the residential zones' boundaries; buildings for animals 30 m.

Home business (s. 3.4): inside the house or an accessory building, up to 25% of the house's floor area (leaving the house at least 60 m²) and 50 m² in all, up to three non-resident helpers, nothing stored outdoors. A bed and breakfast counts as a home business, with up to 2 bedrooms; vehicle repair, body shops, metal fabrication and daycare don't.

One campsite (s. 3.13): up to 45 m², for one camping unit, rent-free and non-commercial, on a lot with a house.

Vacation rental isn't a listed use in this zone: ask the CSRD before renting short term.

Floodplain (ss. 3.5 and 3.6): no buildings within 15 m of Shuswap Lake's mean annual high water mark (348.3 m) or of another watercourse; floors used for living or for goods floodwater could damage sit above 351 m on the lake and 1.5 m above other watercourses. Garages, small additions, docks and accessory buildings with no living space are exempt from parts of this, and the CSRD asks for a surveyor's certificate.

The CSRD can issue a temporary use permit to build or occupy a second dwelling for a time, or for seasonal RV use (s. 3.0(c)).

Nothing closer than 4.5 m to a provincial highway right of way without a Ministry of Transportation permit (s. 3.2(l)).

One lot (PID 007-976-712) may also have an upper-floor dwelling of up to 90 m² (s. 5.6.1(h)).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the CSRD's planning department before you buy or build.
