P-4: Recreational

A zone in Anglemont Zoning Bylaw No. 650 (Columbia Shuswap Regional District). Our summary of Section 5.10 of the bylaw as consolidated to 2024-07-18.

What the zone allows

Homes allowed
None, except an upper-floor dwelling on two named lots (PIDs 001-583-255 and 009-061-347)
Main uses
Airport, golf course, curling rink, public assembly
Smallest lot for a subdivision
7.35 ha (30 m wide)
Lot coverage
25%
Height limit
Main buildings 11.5 m, accessory buildings 10 m
Setbacks
7.5 m from every lot line

A curling rink or public assembly hall needs a lot of at least 8,400 m², though the bylaw's imperial figure beside it (2.47 acres) is 1 ha, so the true minimum is unclear: ask the CSRD.

Floodplain (ss. 3.5 and 3.6): no buildings within 15 m of Shuswap Lake's mean annual high water mark (348.3 m) or of another watercourse; floors used for living or for goods floodwater could damage sit above 351 m on the lake and 1.5 m above other watercourses. Garages, small additions, docks and accessory buildings with no living space are exempt from parts of this, and the CSRD asks for a surveyor's certificate.

Nothing closer than 4.5 m to a provincial highway right of way without a Ministry of Transportation permit (s. 3.2(l)).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the CSRD's planning department before you buy or build.
