Zone 9: Comprehensive Development A1

A zone in Highway Planning Area No. 1 Zoning Regulations, Bylaw No. 168 (Columbia Shuswap Regional District). Our summary of Section 3.02I of the bylaw as consolidated to 2026-05-13.

Short-term rental is allowed as a secondary use in both areas.

Floodplain (s. 3.02I.07.1): nothing built within 15 m of Colepitts Creek, and floors used for living, business or goods that floodwater could damage sit 1.5 m above its natural boundary. Small additions, garages and accessory buildings with no living space are exempt from the floor height, and the CSRD asks for a surveyor's certificate.

Area 1: outdoor storage screened 2.2 m high from neighbours and highways and at most 5.5 m tall; uninsured or broken-down vehicles and equipment kept behind the main building.

Parking: two spaces per home, and more per floor area for businesses (Table 1). Nothing over 0.6 m tall within 6 m of a corner (s. 3.02I.07.3).

The zone is divided into two development areas; ask the CSRD which part of a lot falls in which.

No main front wall closer than 7.5 m to the Trans-Canada Highway without the Ministry of Transportation and Transit's consent (s. 4.01).

The whole planning area is a development area (s. 3.01A): the CSRD board can require a development permit setting siting, parking, landscaping, servicing, signs and the finish of non-residential buildings (Division 2). Ask the CSRD whether your project needs one.

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the CSRD's planning department before you buy or build.
