PlaceDossier / Questions

Can I heat with a wood stove on a BC property?

In most of BC, yes. The Province's Solid Fuel Burning Domestic Appliance Regulation says what may be burned (untreated, seasoned wood and wood products, pellets and manufactured firelogs, nothing else), that a new stove sold must be certified to the Canadian or US emission standard, and where an outdoor wood boiler may go. Metro Vancouver's own bylaw limits indoor wood burning in its towns, and an install needs a building permit where building inspection runs. Each place's winter poor-air days are listed below.

The report opens at this answer, with the lot drawn on the map and every other check alongside. A PID (on the tax notice or title) always finds the lot; an address works when it's an exact match.

What the answer means

What may be burned
Only solid fuel: untreated wood or wood products seasoned to 20% moisture or less (cordwood, chips, sawdust, offcuts), manufactured firelogs, pellets, and corn kernels and seed hulls. Nothing else, painted, treated or coated wood and garbage included; paper or cardboard only to start the fire (Solid Fuel Burning Domestic Appliance Regulation ss. 1, 2). The rule covers stoves, fireplaces, furnaces and boilers, not barbecues, chimineas or outdoor ovens and fireplaces.
Which stoves may be sold
A new stove, insert, furnace or boiler may be sold in BC only when certified to the CSA's B415.1-10 emission standard or the US Environmental Protection Agency's, with the test records to show it (s. 4). Cook stoves, camp stoves, masonry heaters and factory-built or site-built masonry fireplaces are left out (s. 5). The rule is on sellers: an old uncertified stove already in a house isn't made illegal by it (our reading).
Outdoor wood boilers
An outdoor boiler installed since May 1, 2017 must be certified and sit at least 40 m from every line of the lot, 10 m for one that burns only pellets (s. 7). From November 1, 2026 any outdoor boiler may run only if it is certified or meets the EPA's phase 2 limits, unless it sits at least 80 m from every lot line and 500 m from a hospital, school or care home (ss. 7 (6), 8 (3)). Boilers used for farming or run under a permit are exempt (s. 8 (2)). So a new boiler that burns wood rather than pellets needs a lot at least 80 m across every way (our reading).
Metro Vancouver
Metro Vancouver's Residential Indoor Wood Burning Emission Regulation Bylaw No. 1303, 2020 applies across the region: no indoor wood burning from May 15 to September 15 unless it's the home's only heat, an off-grid home outside the Urban Containment Boundary, or an emergency such as a power cut of 3 hours or more; everyone burning must file a declaration of best burning practices; and inside the Urban Containment Boundary a stove or fireplace must be registered (free) to be used, which an uncertified open fireplace can be only when it burns manufactured firelogs alone or is the home's only heat. Unregistered ones may not burn there since September 15, 2025.
Other towns
A municipality or regional district can limit wood burning or smoke by its own bylaw, and some building bylaws ask for a certified stove in a new install. We haven't read them all, so ask the local government. Where building inspection runs, a new stove, insert or chimney needs a building permit; see building permits.
Insurance
Insurers commonly ask how a wood stove or fireplace was installed and may ask for an inspection by a certified wood energy technician before covering the house (our reading, not a named insurer's rule). Ask your insurer before you buy.
Winter air
In valley towns, wood smoke held under still winter air raises fine particles on calm cold days. Below, each place's station gives the days from November to February its 24-hour average passed the level of BC's objective; it's the station's air, not a lot's.

Our summary of the Solid Fuel Burning Domestic Appliance Regulation (B.C. Reg. 218/2016), read on BC Laws 2026-10-12, and of Metro Vancouver's page on its bylaw read the same day; the local government, the building inspector and your insurer decide the details. Confirm with the local government's building department, and your insurer before you buy or build.

Winter poor-air days, by place

175 of BC's 319 places have an air monitoring station measuring fine particles within 30 km. At 48 of them the station passed the level of BC's 24-hour objective on a median of 1 day or more from November to February, when the air is still and wood stoves are lit. Stations sit in valley bottoms or on benches and ran over different years, so places are listed by name, not ranked.

Winter is November to February of each calendar year. The other 144 places have no station with 5 or more full years within 30 km. 22 places marked are in Metro Vancouver, whose own bylaw limits indoor wood burning. Counted by us from the Province's verified hourly readings, 2015 to 2025; the station's days, not a lot's.

Before you buy: who to ask

The seller or their agent
How much snow do the driveway and road get in a normal winter, who plows the road and how soon after a storm, and what did heating cost last winter? Is the wood stove or fireplace certified, was it installed with a permit, and when was the chimney last swept?
The local government
Does a bylaw here limit wood burning or say which stoves may be installed, and does a new stove or chimney need a building permit?
Your insurer
Will you cover a house heated with this stove, and do you need an inspection of the install first?
Your home inspector or a specialist
Can the well and septic system be inspected and tested before subjects are removed? Can the stove, its clearances and the chimney be looked at too?
