What the zone allows

Homes allowed

One house or manufactured home, which may have a secondary suite; on a lot of 2 ha or more, also a second house or manufactured home, or a detached suite

Main uses

Home with small-scale farming, intensive farming, dog kennel, home business, bed and breakfast

Smallest lot for a subdivision

Home 12 m; detached suite 10 m; farm buildings 20 m

Setbacks

Front, rear and street side 7.5 m, sides 4.5 m

Buildings stand at least 15 m from land in the Agricultural Land Reserve, and next to it a covenant accepting normal farm practices is registered before a building permit (s. 409).

Setbacks from lakes and streams are in Schedules H and J (s. 408), which the consolidated text leaves out; ask the Township.

While a new house is built, the old house or a manufactured home may be lived in on a lot of 0.4 ha or more; it goes within 30 days of the work ending, secured by a covenant (s. 411).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Township of Spallumcheen's planning department before you buy or build.
