In the Agricultural Land Reserve the main house may be at most 500 m², suite included (s. 804.2), and the Agricultural Land Commission's rules also apply.

Buildings stand at least 15 m from land in the Agricultural Land Reserve, and next to it a covenant accepting normal farm practices is registered before a building permit (s. 409).

Setbacks from lakes and streams are in Schedules H and J (s. 408), which the consolidated text leaves out; ask the Township.

While a new house is built, the old house or a manufactured home may be lived in on a lot of 0.4 ha or more; it goes within 30 days of the work ending, secured by a covenant (s. 411).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Township of Spallumcheen's planning department before you buy or build.
