I9: Industrial Nine

What the zone allows

Homes allowed
No house of its own: one single-unit dwelling to house a caretaker or watchman, as an auxiliary use (s. 11.9.2(c)). A secondary suite goes with a principal dwelling (s. 5.24.1), so whether the caretaker's home may have one is unclear: ask the SCRD
Main uses
Wood processing (shake mills and sawmills among it), an automobile wrecking and storage yard, log booming and sorting, industry, mineral, sand and gravel processing, making concrete products, animal processing (slaughtering, cutting and packaging meat), more than one of them on a lot; a caretaker's dwelling (s. 11.9.2; definitions in Part 13); cannabis production (s. 5.9.1). Never hazardous, contaminated, biomedical or toxic waste storage or disposal, chromium or similar chemical plants, petrochemical refining, explosives or ammunition, batteries, metal smelting or electroplating (s. 11.9.3)
Smallest lot for a subdivision
Set by the lot's subdivision district, not its zone (s. 4.2): from 1,000 m² to 100 ha; a lot's report gives its district in "What you can build (zoning)", under "The record", as "Subdivision district (smallest new lot)"
Lot coverage
50% (s. 11.9.4)
Height limit
11 m; a detached auxiliary dwelling or accessory building 8.5 m (s. 5.11)
Setbacks
5 m from a lot line on a road, 2 m from other lot lines (s. 11.9.5); 15 m from the sea and 17 m from a creek, lake or wetland (32 m from some named rivers) (s. 5.16)

The zone is for industry (s. 11.9.1): mills, log sorts, gravel and concrete works, wrecking yards and meat processing (our reading of its uses).

Parking: by use, in Part 6 (s. 11.9.6).

Short-term rental (s. 5.3) is run by someone living on the property; with only a caretaker's home here, ask the SCRD before renting by the night.

Floors of living space at least 0.6 m above the 200-year flood level or 2 m above the natural boundary of the sea, a lake or a stream, whichever is higher (3 m on some named rivers) (s. 5.18).

Uses a zone doesn't list aren't allowed (s. 5.1.2).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the SCRD's planning department before you buy or build.
