What the zone allows

Homes allowed
Apartments only above the ground floor, with their own entrance and all their parking inside the building or underground (Table 3.3, Note 2). No house, duplex or townhouse

  • Apartments on the ground floor of a building of at most 4 storeys at one lot the bylaw names, on Wilson Avenue

Main uses
Shops and services for a commercial centre: general and convenience retail (firearms at most 10% of a shop's retail floor, up to 25 m²), auto parts, building and landscape supplies and nurseries, furniture, tools, electronics and appliances, musical instruments, rentals, apartments (above), child care, cinemas, theatres, entertainment and commercial indoor recreation, commercial schools, financial institutions (a payday loan or cheque-cashing business at least 1 km from another), funeral homes, hotels (on a lot of 1,400 m² or more, no rooms on the ground floor), offices, personal services, pet daycare and grooming (indoors, not in a building with apartments), restaurants, trade contractors, veterinary services, wine and beer making, parking lots and structures, parks and playgrounds; accessory container return, school-age group child care (only with indoor recreation or a commercial school), home businesses, rental and repair, restaurants and retail (Table 3.3 and its notes)

Setbacks
Front none, rear none, street side 1.5 m; inside sides none, or 1.8 m beside a lot in a residential zone; at least 9 m from a provincial highway (Table 3.4, Notes 1, 2)

The zone is for a wide range of general commercial and personal service uses in walkable commercial centres, with homes above ground-floor shops (Table 3.1).

Apartments: over 10 homes, at least 3.5 m² of shared outdoor open space and 2 m² of indoor amenity space per home; in a mixed-use building of over 10 homes, at least 25% family-oriented homes and 5% with three or more bedrooms; outdoor storage screened by landscaping at least 2 m high (s. 3.5).

Child care: at most 8 children in a home, which must be lived in and have its own way outside, not with a home business; a centre for 10 or more people at most 50 children, outside the homes, built to the Building Code's assembly rules, one per building in commercial premises (Section III, ss. 8-3, 8-4).

Home businesses in an apartment: residents only (at most two), inside the home, no personal services or pet grooming, at most five visits a day, not with boarding or child care (Section III, ss. 5-1, 5-3).

Short-term rental is allowed only as a home business in the A and RS zones, so not here (Section III, s. 5-4).

Uses the zone doesn't list aren't allowed (Section II, s. 5).
