What the zone allows
- Homes allowed
- One house, and either a secondary suite or a garden suite (s. 7.3.5)
- Main uses
- A house and agriculture (not intensive agriculture on a lot of 1 ha or less); a secondary suite or garden suite, bed and breakfast, home-based businesses (Types I to III), sales of the farm's own produce on a lot of 1 ha or more
- Smallest lot for a subdivision
- 1 ha without municipal sewer, 0.4055 ha with it; 30 m wide and 50 m deep (ss. 7.3.3, 7.3.4)
- Lot coverage
- 30% on a lot up to 0.2 ha, 20% up to 0.4 ha, 10% on a larger one
- Height limit
- Houses 9.1 m; farm buildings 12 m; other accessory buildings and garden suites 5 m
- Setbacks
- Front, rear and beside a street 7.5 m, sides 4.5 m; a garden suite 7.5 m from the front and street, 3 m from the rear, 1.5 m from the side; buildings for animals 30 m from the front and street, 7.5 m from the rear and side; other accessory buildings 1.5 m from the rear and side
The zone is for rural homes and farming on large lots with few urban services: 1 ha, or 0.4 ha once the lot is on municipal sewer (s. 7.3).
A secondary suite (s. 5.39) is 33 m² to 110 m² and no more than 40% of the house; a garden suite (a home in an accessory building, s. 5.35) is 33 m² to 110 m², 3 m from the house and the rear lot line, and needs municipal water and sewer unless the lot is 1 ha or more with a septic system. Each needs one more parking space.
Short-term rental isn't among the zone's uses; bed and breakfast is (s. 5.32): in the main home, run by someone living there, up to four bedrooms and eight guests, each guest at most 30 days a year. Ask the District about renting a home short term.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the District of Peachland's planning department before you buy or build.
