What the zone allows

Homes allowed
Up to four homes on a lot with municipal water and sewer, counting suites; two (a home and a suite) on one without (s. 7.5.6)

Main uses
Houses and duplexes; townhouses on a through or corner lot of 800 m² or more with municipal water and sewer; secondary suites and garden suites (with a house or duplex), bed and breakfast, home-based businesses (Types I and II)
Smallest lot for a subdivision
700 m² with municipal sewer, 1 ha without; 15 m wide and 30 m deep (ss. 7.5.4, 7.5.5); each side of a side-by-side duplex or townhouse subdivided on its own lot at least half that area and width, on municipal water and sewer (s. 7.5.17)
Exceptions (1)
  • 500 m² for serviced lots on 6575 and 6650 Renfrew Road

40% with one house (55% counting parking and driveways); with more than one main home, 50% on a lot under 1,000 m² (65%) and 40% on a larger one (55%)

Setbacks
Front 6 m, rear 4.5 m, sides 1.5 m (2 m for townhouses), 4.5 m beside a street, 4.5 m between main buildings; a garage door 6 m back; accessory buildings 6 m from the front, 1.5 m from the side and rear, 4.5 m beside a street; a garden suite 3 m from the rear

The zone is for a range of ground-oriented housing on urban lots of 700 m² or more, with or without municipal services (s. 7.5).

At most two accessory buildings besides a garden suite, each up to 70 m², 75 m² in all (100 m² on a lot over 1 ha) (ss. 7.5.9, 7.5.10).

A child care facility is also allowed on one lot at 6140 Turner Avenue (s. 7.5.3(1)).

A secondary suite (s. 5.39) is 33 m² to 110 m² and no more than 40% of the house; a garden suite (a home in an accessory building, s. 5.35) is 33 m² to 110 m², 3 m from the house and the rear lot line, and needs municipal water and sewer unless the lot is 1 ha or more with a septic system. Each needs one more parking space.

Short-term rental isn't among the zone's uses; bed and breakfast is (s. 5.32): in the main home, run by someone living there, up to four bedrooms and eight guests, each guest at most 30 days a year. Ask the District about renting a home short term.

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the District of Peachland's planning department before you buy or build.
