PlaceDossier / Zoning / Regional District of Mount Waddington

A-1: Rural

A zone in RDMW Zoning Bylaw No. 21, 1972 (Regional District of Mount Waddington). Our summary of Schedule A, s. A.1 of the bylaw as consolidated to 2020-02-18.

The Regional District of Mount Waddington doesn't publish its zoning map as open data, so a PlaceDossier report can't say whether a lot is zoned A-1. Bylaw No. 21 zones most of the rural district, and land it doesn't place in another zone is Rural (A-1). Alder Bay, Coal Harbour, Hyde Creek, Malcolm Island, Quatsino, Telegraph Cove and Woss have bylaws of their own, and Indian Reserves are outside it. Ask the RDMW's planning department which zone a lot is in, or find it on the RDMW's page of community bylaws and zoning maps.

What the zone allows

Homes allowed
One house or one duplex; with a house, a secondary suite or a cabin (a second detached home up to 93 m², on a lot of at least 1 ha, which may be rented out)
Main uses
Farming, forestry, recreation, gravel and mineral extraction, small hydro and wind power, home business, bed and breakfast, cemetery, public buildings
Smallest lot for a subdivision
4 ha
Setbacks
Front and rear 7.5 m, sides 5 m; accessory buildings 5 m front, 3 m sides and rear

Any land the bylaw doesn't place in another zone is in this zone (Schedule C, s. C.3(1)).

A new lot's frontage on the road (or on the shore, for a lot reached by water) is at least a tenth of its perimeter (s. A.1.6).

On a lot reached by water, the lot line along the shore counts as the front (s. 1.3.0).

No wrecked vehicles or junk kept on the lot (s. A.1.3).

No building within 7.5 m of the natural boundary of a watercourse, the sea included, and floors at least 2 m above it unless an engineer shows less is safe (s. 1.10.0).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the RDMW's planning department before you buy or build.
