What the zone allows

Homes allowed
Houses, duplexes, multiple dwelling housing (apartments included) and small-scale multiple housing, each home at least 40 m² (ss. 19.3.2, 19.3.4(g)). How many homes a lot may have is unclear: the zone caps Lakestone's phases 2 to 5 at 498 homes combined, while the figure under that rule caps the lots under Lakestone's phased development agreement at 882 combined and every other lot at one home, and small-scale multiple housing was added in 2026 without changing either (s. 19.3.4(h)). Main uses
Houses, duplexes, multiple dwelling housing, small-scale multiple housing, parks and open space, outdoor recreation, personal services, a convenience store; besides these, commercial uses, restaurants, recreational tourist accommodation (cabins and campsites rented by the day, week or month), home occupations, minor utilities, accessory buildings (ss. 19.3.2, 19.3.3). Commercial floor space at most 7,952.5 m² across the whole zone (s. 19.3.4(h))
Exceptions (2)
  • Strata hotel or motel use for at most 26 units (30%) at a time, with stays of five nights or more, on one lot the bylaw names
  • No commercial floor space on two lots the bylaw names

House 500 m², 12.5 m wide; duplex 700 m², 18 m wide; multiple dwelling housing 850 m², 30 m wide; other uses 600 m², 18 m wide; all 30 m deep (s. 19.3.4(b) to (d))

Height limit
Houses and duplexes 9.5 m and 3 storeys; multiple dwelling housing 16.5 m or 4 storeys, whichever is less, where the developer has provided an amenity under the density bonus rules (s. 7.18), without one the zone doesn't say, so that is unclear: ask the District; small-scale multiple housing 11 m or 3 storeys; commercial 9 m or 3 storeys; accessory buildings as their main building; other uses 5.0 m (s. 19.3.4(e))
Setbacks
Apartments: front 6.0 m, sides 4.0 m, rear 6.0 m. Houses, duplexes and other multiple dwelling housing: front 4.5 m (6.0 m to a garage door or carport facing the street), sides 2.0 m, rear 6.0 m. Small-scale multiple housing: front 4.0 m (6.0 m to a garage door facing the street), sides 1.5 m (4.0 m on a street, 6.0 m to a garage door facing it), rear 3.0 m, 3.0 m between main buildings. Accessory buildings as their main building, rear 1.5 m. Other uses: front 6.0 m, sides 2.0 m, rear 6.0 m. No side setback on a shared wall (s. 19.3.4(a), (l))

The zone is for the Lakestone neighbourhood, homes with a few named commercial uses (s. 19.3.1).

Small-scale multiple housing (2 to 4 homes, attached or detached, each with its own outside door) only on a lot inside the urban containment boundary, connected to municipal water and sewer, and 4,050 m² or smaller; at least 7.5 m² of private open space per home, and 3 m between main buildings (s. 19.3.4(l)).

Multiple dwelling housing gives each home private open space: 15.0 m² for one bedroom, 25.0 m² for more (s. 19.3.4(j)).

Secondary suites, accessory suites, bed and breakfasts and short term vacation rental aren't listed in this zone (s. 10.15 applies only where a zone lists it), so ask the District before renting a home here by the night. A strata hotel or motel is allowed only on the one lot named above.

A home here may be in a strata: what an owner may do with it is in the strata's bylaws as well, so read them.

Sections 7 (general development rules), 8 (landscaping and fencing), 9 (parking), 10 (specific uses) and 11 (signs) also apply.

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the District of Lake Country's community services department before you buy or build.
