PlaceDossier / Zoning / Comox Valley Regional District
MHP: Mobile Home Park
A zone in Rural Comox Valley Zoning Bylaw No. 520, 2019 (Comox Valley Regional District). Our summary of Section 704 of the bylaw as consolidated to 2026-09-08.
The Comox Valley Regional District doesn't publish its zoning map as open data, so a PlaceDossier report can't say whether a lot is zoned MHP. Bylaw No. 520 zones Electoral Areas A, B and C, Mt. Washington included. Denman and Hornby Islands are zoned by the Islands Trust, and Indian Reserves are outside it. Ask the CVRD's planning services department which zone a lot is in, or find it on the CVRD's iMap.
What the zone allows
- Homes allowed
- A mobile home park of up to 20 homes a hectare, built to the bylaw's park standards (Part 600)
- Main uses
- Mobile home park, home business
- Smallest lot for a subdivision
- 2 ha
- Lot coverage
- 40%
- Setbacks
- 7.5 m from every lot line
On land Schedule B marks for a 4 ha minimum, no new lot is under 4 ha.
Buildings stay 4.5 m from a lot line on a road, and 22.5 m from the centre line of Island Highway 19A (19.5 m on the ocean side in Area A) (s. 402).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the CVRD's planning services department before you buy or build.
