The zone is for houses with a suite on rural residential lots outside Campbell River.
Nothing may become a nuisance to neighbours by unsightliness, smell, dust, noise, smoke or electrical interference, farming aside.
Secondary suite (s. 3): a complete home with its own kitchen, sleeping area and bathroom inside another dwelling; the two can never be strata-titled or otherwise split. The bylaw doesn't define an accessory dwelling unit. A second dwelling doesn't justify a later subdivision (s. 4.5(9)).
Short-term rental (stays under 90 days, bed and breakfasts included) is allowed in every zone that allows homes, with one parking space for each rental on the lot besides the home's own (ss. 3, 4.5(10.1)); the Province's principal residence rule may apply on top.
Bed and breakfast (s. 4.5(10)): in the home, never an accessory building; up to 2 bedrooms in residential and country residential zones; one parking space a room; staff only those living there and 2 others; the SRD's written approval first.
Home occupation (s. 3): on a lot of 4,000 m² or less only crafts, lessons for up to four, an office or small appliance repair, inside the home, at most 20 m² or a quarter of it, one employee from outside; on a bigger lot, inside a building, up to 50 m²; the SRD's written approval first.
Accessory buildings (s. 4.5(1)): 7 m high at most; 1 m from the side and rear lot lines (2 m from the rear past 4.5 m high), 7.5 m from the front; one storage building of up to 50 m² may stand before the house.
Streams (s. 4.5(4), (5)(a)): within 30 m of a stream connected to fish habitat a qualified environmental professional's report under the Riparian Areas Protection Regulation sets the setback, and never closer than 7.5 m; 7.5 m from any other water feature; the SRD's floodplain bylaw can ask more. No houseboat or float home on a lake or stream (s. 4.5(5)(b)).
Roads (s. 4.5(5)(f)): 22.5 m from the centre line of the Island Highway and the Gold River Highway (19.5 m on the ocean side north of a point the bylaw names), 20 m from the centre line of Ocean Grove, McGimpsey, York and Iron River roads.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the SRD's planning department before you buy or build.
