I1: General Industrial
A zone in Okanagan Valley Zoning Bylaw No. 2800, 2022 (Regional District of Okanagan-Similkameen). Our summary of Section 21.1 of the bylaw as consolidated to 2026-09-24.
What the zone allows
- Homes allowed
- No house: one accessory dwelling, alongside the industrial use (ss. 21.1.1, 21.1.4)
Exceptions (1)
- One house or one accessory dwelling, with a home occupation and short-term rental, on land the bylaw maps in Area D

- Main uses
- Indoor farming (cannabis among it), a construction supply centre, a fleet service (taxis, buses, rental or courier fleets), manufacturing, outdoor storage, packing, processing and storage of farm products, a salvage operation, self-storage, a service industry establishment (repairs to vehicles, boats, machines and electronics, metal and woodworking, plumbing and heating), storage and warehousing, vehicle sales and rentals, a veterinary clinic, wholesale; accessory buildings, one accessory dwelling, an office and retail (s. 21.1.1; definitions in Section 4)
Exceptions (3)
- Only a service industry establishment, with an office and retail, on part of one lot the bylaw names in Area A
- Only an alcohol production facility, manufacturing, outdoor storage, farm product packing and storage and a service industry establishment, with an office and retail, on part of another lot the bylaw names in Area A
- Only a salvage operation, with accessory buildings, on part of one lot the bylaw names in Area C

- 0.1 ha on community water and sewer, otherwise 1 ha (ss. 21.1.2, 8.1.4); every new lot needs 200 m² of usable area (s. 8.3)

The zone is for manufacturing, storage, repair, salvage and other industry (s. 21.1.1; our reading of its uses). It allows no house; its one home is an accessory dwelling, such as an owner's or caretaker's (our reading).
Site-specific (I1s) rules in Areas A, C and D; none in Areas E, F and I (s. 21.1.8).
Salvage, wrecking or keeping more than two derelict vehicles is allowed only in the I1 and I2 zones (s. 6.10.3). Fences up to 2.4 m high (s. 6.4.1); metal storage containers stacked at most two high, with a building permit (s. 6.7.1).
Accessory dwelling (s. 7.2): a separate home, not joined to the house, up to 125 m² unless the zone allows more, with at least 15 m² of its own outdoor space; never strata-titled; not on a lot under 1 ha unless it is on community sewer; on a lot over 1 ha it may be a mobile home.
Short-term rental isn't a listed use in this zone, and uses the zone doesn't list are prohibited (s. 5.4); ask the RDOS before renting a home short term.
A minimum lot size under 1 ha applies only to a new lot on both community water and community sewer; otherwise the smallest new lot is 1 ha (s. 8.1.4; in Areas C and E a system run by a strata, private utility or company counts).
Inside the Radio Frequency Interference Area around the Dominion Radio Astrophysical Observatory near White Lake (Schedule 4), new lots must be 60 ha (s. 8.1.5).
New lots must be at least a quarter as wide as they are deep.
Only the uses the zone lists are allowed (s. 5.4).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the RDOS's planning department before you buy or build.
