Setbacks

Front 6 m, rear 5 m, interior sides 1.5 m and 4.5 m together, exterior side 4.6 m (ss. 11.1.4, 11.1.5)

The zone is for houses in Pemberton's residential neighbourhoods.

Secondary suites (s. 7.23): only inside a house, up to two a lot, two bedrooms each, together at most 90 m² and under 40% of the house's floor area (garage aside); never subdivided or strata-titled; one more parking space each; on a lot not on the Village's sewer, the septic's capacity confirmed in writing.

Short-term rental (s. 7.24): only in a house, suite or detached accessory home on the same lot as someone's principal residence, never in an RV, tent or trailer; two guests a bedroom, at most three bedrooms and six guests; one parking space a rented bedroom; a Village business licence. In the areas Schedule B maps, at most 5% of lots may have one unless the Village exempts a lot. The Province's principal residence rule may apply on top.

Bed and breakfast (s. 7.8): one a lot, in the owner's principal residence, run by someone living there full time, up to two bedrooms, one parking space each, and no other home occupation alongside it.

Only the uses the zone lists are allowed.

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Village of Pemberton's development services department (developmentservices@pemberton.ca) before you buy or build.
