What the zone allows

Homes allowed
None: the zone prohibits residential uses, so no home, cottage or suite (s. 7.1.1); no building for forestry may be built so it could be lived in (s. 2.12)
Main uses
Timber production and harvesting, with sawmilling and planing of the lot's own timber and seedling nurseries (s. 7.1.1); one open-sided forestry building or structure of up to 93 m² (s. 7.1.2)
Smallest lot for a subdivision

Setbacks
7.5 m from the front and rear lot lines, 6 m from the sides (s. 7.1.4); 30 m from any lot line not on a road (s. 7.1.5); 7.5 m from the sea and 15 m from a lake, swamp or watercourse (s. 2.14)

The zone is for forestry on large holdings, with no homes (s. 7.1.1).

The one forestry building is screened by standing trees at least 9 m high that hide it completely (ss. 7.1.2, 15.1.1).

Short-term rental: with no home allowed in the zone, there's nothing to rent by the night, and a short-term vacation rental or bed and breakfast is a home occupation, which needs the premises lived in (ss. 3.2, 7.1.1; our reading).

Temporary sawmilling is allowed in every zone (s. 2.1.4).

Water (ss. 2.14, 2.15): buildings 7.5 m from the sea and 15 m from a lake, swamp or watercourse; septic fields 30 m from them and from any well. Homes outside the Agriculture zone stay 15 m from its edge (s. 2.17).

Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the Islands Trust's office for the island before you buy or build.
