FR1: Foreshore Residential 1

What the zone allows
- Homes allowed
- None: living on the water (more than 14 days in a row) is barred in every lake zone (s. 3.2)
- Main uses
- Floating dock and boat lift for the waterfront lot behind; private mooring buoys
- Setbacks
- Docks, buoys and boat lifts 5 m from the lot's side lines projected out over the water, and 6 m from a Foreshore Park zone or park; buoys also 20 m from other structures on the water and 50 m from a boat launch or marina
Floating dock up to 33.45 m² (3.05 m wide at most, removable walkway up to 1.52 m wide), one per waterfront lot.
Mooring buoys: two for a waterfront lot with 30 m or more of shoreline, one for a shorter one, one for a semi-waterfront lot.
A waterfront lot touches the lake's natural boundary (the high-water mark); a semi-waterfront lot is cut off from it only by a road or railway (s. 1.1). Docks and boat lifts go with waterfront lots; semi-waterfront lots get mooring buoys only.
Swimming platform (s. 3.4): one per waterfront or semi-waterfront lot (or waterfront unit in FM1), at most 10 m², for swimming and sunbathing only, not mooring, with the same side setbacks as a dock.
Boathouses and other covered structures are barred in every lake zone (s. 3.2).
Every lake zone also allows navigation, passive recreation, public utilities and parks (s. 3.1).
Lake zones reach 200 m out from the natural boundary unless the bylaw's map shows otherwise (50 m in a few narrow spots) (s. 4.2).
The bylaw lists site-specific dock sizes and berth or buoy counts for named properties in this zone; check it for the lot in question.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the CSRD's planning department before you buy or build.
