What the zone allows
- Homes allowed
- No house. Development Area 1: one recreational vehicle (not a park model) per lot, for temporary or seasonal stays. Development Area 2: one dwelling per lot, the owner's or operator's, and up to 4 seasonal staff units. Areas 3 and 4: none (s. 5.22(1) to (9))
- Main uses
- Area 1: RV lots, with a deck and a storage shed, and public utilities. Area 2: a marina (no fuel sales), office, retail store, restaurant, recreation services, RV and boat storage, maintenance and rental shops. Area 3: outdoor recreation without buildings or camping, recreation services. Area 4: open space kept natural (s. 5.22(1), (3), (6), (9))
- Smallest lot for a subdivision
- Area 1: 128 m² on community water and sewer, 1 ha otherwise, and at most 184 RV lots. Area 2: 4,000 m² on community water and sewer, 1 ha otherwise. Area 3: 1 ha (s. 5.22(2)(a), (b), (5)(a), (8)(a))
- Lot coverage
- Area 1: 85% (s. 5.22(2)(c)); the bylaw sets none for the other areas
- Height limit
- Area 1: storage sheds 2.5 m. Area 2: 11.5 m, accessory buildings 10 m. Area 3: 6 m (s. 5.22(2)(e), (5)(c), (8)(b))
- Setbacks
- Area 1: front and road side 2.5 m, interior side and rear 0.3 m. Area 2: front and interior side 4.5 m, road side 2.5 m, rear 3 m. Area 3: front and road side 4.5 m, interior side 2.5 m, rear 3 m (s. 5.22(2)(g), (5)(d), (8)(c))
Which development area a lot is in is on the bylaw's zoning map (Schedule B); the CSRD's open zoning layer gives only "CDF2", so we don't know it here: ask the CSRD.
In Area 1 a deck is at most 30 m² and a storage shed 4 m², and a shed may not be slept in (s. 5.22(2)(f); s. 1).
An RV lot here is for an RV, not a home: no house, cabin or park model may be put on it (our reading of s. 5.22(1)).
In Area 3 the bylaw's feet don't match its metres for the side setbacks (4.5 m beside a road given as 8.2 ft, 2.5 m inside as 14.76 ft); ask the CSRD which applies.
Vacation rental isn't a listed use in this zone. The CSRD says a Temporary Use Permit, usually for up to three years at first, is its usual route for a short-term rental the zoning doesn't allow, with a zoning amendment the other (the CSRD's short-term rentals page, checked October 3, 2026). Ask the CSRD before renting short term.
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the CSRD's planning department before you buy or build.
