The servicing standard for new lots is water on the lot and a community sewer system.
Agriculture and bed and breakfast aren't listed uses in this zone.
Secondary dwelling units (s. 2.3.16): with community sewer, one attached suite and one detached cottage; on septic, one or the other on lots under 1 ha, both on 1 to 8 ha, and one per house over 8 ha. Each is at most 140 m² (net), has its own outside door, stays on the same title (no strata), has drinking water, and can't be a bed and breakfast or a vacation rental. On septic it needs a backup field area, protected by covenant on lots under 1 ha.
Inside the ALR, a secondary dwelling unit must also meet the Agricultural Land Commission's rules for homes (s. 2.3.16.3).
Accessory buildings (gross floor area): on lots under 0.4 ha, 250 m² if one holds a dwelling and 150 m² otherwise; 250 m² on lots of 0.4 to 2 ha. The bylaw sets no limit for lots of 2 ha or more.
Home business (s. 2.3.15): inside the house or an accessory building, at most 25% of the house and 75 m² in all, run by a resident with one helper, nothing outdoors but parking, and no vehicle repair, metal fabrication, kennel, restaurant or guest lodging.
Vacation rental isn't a listed use in this zone (the bylaw defines it but allows it nowhere, and bars it in secondary dwelling units): ask the CSRD before renting short term.
Floodplain (ss. 2.3.4 to 2.3.6): nothing built within 7.5 m of a lake, pond or wetland or 15 m of a stream, and floors used for living, business or goods that floodwater could damage sit 1.5 m above the water's natural boundary. Garages, carports and small additions are exempt from the floor height, and the CSRD can ask for a surveyor's certificate.
Every zone also allows CSRD facilities (water, sewer, fire hall), public utilities, parks and horticulture (s. 2.3.3).
A new lot under 4,000 m² needs 2,000 m² clear of panhandles, rights of way, hydro corridors and no-build covenants; a larger one needs 3,000 m² (s. 2.3.10).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the CSRD's planning department before you buy or build.
