PlaceDossier / Zoning / Cariboo Regional District
RR 2: Rural 2
A zone in Chilcotin Area Rural Land Use Bylaw No. 3500, 1999 (Cariboo Regional District). Our summary of Section 8.12 of the bylaw as consolidated to 2026-05-01.
The Cariboo Regional District doesn't publish its zoning map as open data, so a PlaceDossier report can't say whether a lot is zoned RR 2. Chilcotin Area Rural Land Use Bylaw No. 3500 covers all of Electoral Areas J and K; other parts of the district have bylaws of their own. Ask the CRD's planning department which zone a lot is in, or find it on the CRD's planning map.
What the zone allows
- Homes allowed
- One house or one duplex; with a house, a secondary suite or a carriage house; more homes for family on a big lot (see below)
- Main uses
- Home with farming on the side, portable sawmill, gravel extraction, kennel or animal hospital, airstrip, home business, bed and breakfast, community hall or school
- Smallest lot for a subdivision
- 2 ha
- Lot coverage
- 20%
- Height limit
- 10.67 m
- Setbacks
- 7.6 m from every lot line (30 m on a lot with a kennel, boarding facility or animal hospital)
Homes for family members, farm or no farm: up to four homes on the lot, with at least 4 ha for each, each placed so the lot could later be split into lots of 0.8 ha with their own well and septic; a working farm may also have one more home for every 4 ha (s. 8.12.2(e)).
Only one of the extra homes the zone lists (suite, carriage house or secondary dwelling), never two. A secondary suite or a carriage house is at most 90 m², a secondary dwelling at most 130 m²; the owner must live in the house or the suite, and none may be a vacation rental or be strata-titled (s. 7.23).
Guests may stay in up to two RVs during any six months of a year, not rented to them.
No building within 7.6 m of a lake or 30 m of a stream (15 m where the ground is 6 m above it), with floors above flood level: 3 m above a stream or Chilko, Taseko, Tatla and Tatlayoko lakes, 1.5 m above lakes of 15 km or less, where no flood level is set (s. 7.2).
Special exception zones change some of these rules for the lots the bylaw lists (s. 8.12.3).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the CRD's planning department before you buy or build.
