The Cariboo Regional District doesn't publish its zoning map as open data, so a PlaceDossier report can't say whether a lot is zoned RR 3. Two bylaws zone Electoral Areas D, E and F: No. 3502 the land around the City of Williams Lake it names (Esler, Chimney Valley, Pine Valley, Commodore Heights, Wildwood, Fox Mountain, Borland Valley, 150 Mile House and Dog Creek), No. 3503 the rest, Horsefly and the Beaver Valley among it. Their rural zones differ in a few figures, so both are shown; other parts of the district have bylaws of their own. Only one of the extra homes the zone lists, never two. A secondary suite or a carriage house is at most 90 m², a secondary dwelling at most 130 m²; the owner must live in the house or the suite, and none may be a vacation rental or be strata-titled (s. 7.23).
No building within 7.6 m of a lake or 30 m of a stream (15 m where the ground is 6 m above it), with floors above flood level: 3 m above Horsefly and Quesnel lakes and streams, 1.5 m above smaller lakes, where no flood level is set (s. 7.2).
Special exception zones change some of these rules for the lots the bylaw lists (s. 8.13.3).
Site-specific exceptions listed in the bylaw by legal description can add or change uses for one property, and development permit areas, the ALR and building rules apply on top. Confirm with the CRD's planning department before you buy or build.
