What does FireSmart mean for a BC home I want to buy?

FireSmart is BC's guidance for helping a home survive a wildfire: nothing that burns within 1.5 m of it, a lean yard out to 10 m, thinned trees out to 30 m, and a roof, vents, siding and decks that keep embers out.

Opens the report at this answer. A PID always finds the lot; an address needs an exact match.

What the answer means

It starts from the house and works outward, because embers carried up to 2 km ahead of a fire can light what is on and beside a house, and changes closest to the house do the most to protect it.

The house
A Class A, B or C rated roof kept clear of needles and leaves (untreated wood shakes are the worst), clean gutters, a spark arrestor on the chimney, 3 mm non-combustible mesh over vents (not dryer vents) and boxed-in eaves, fire-resistant siding such as stucco, metal, brick or fibre cement, double-paned tempered windows, and sealed, fire-rated doors.
0 to 1.5 m
The immediate zone should be non-combustible all round the house and anything attached to it: soil, rock or gravel, no plants, mulch or stored wood. Keep a wooden fence 1.5 m from the house, and clear under the deck and 1.5 m around it, or enclose its base.
1.5 to 10 m
Low, well-spaced, fire-resistant plants, grass under 10 cm, no bark or pine needle mulch, firewood and fuel tanks at least 10 m from buildings, and no spruce, fir, pine or cedar: leafy trees such as aspen, birch and poplar burn far less readily. Sheds within 10 m get the same care as the house.
10 to 30 m
Space conifers at least 3 m apart, remove the small ones that would carry fire into the crowns, prune branches 2 m up from the ground, and clear woody debris. Mark the address and keep the driveway clear for a fire truck, with a turnaround on a long one.
An assessment
A Local FireSmart Representative can assess a home or neighbourhood, and FireSmart BC's Wildfire Mitigation Program offers a free on-site assessment where the community takes part, with a certificate once the work is inspected that some insurers recognise; FireSmart doesn't share the assessment with insurers. A self-assessment sheet is on FireSmart BC's site.
Rules, not only advice
FireSmart itself is voluntary. A council can make it binding through a wildfire development permit area over the lot, which sets building and landscaping rules for new work; ask the local government whether one applies.
Land beyond yours
Much of the 30 m may be a neighbour's or Crown land. The guidance still applies there, and FireSmart BC suggests working on it with neighbours through its Local FireSmart Collective Program.
What it means for a buyer
FireSmart work is visible on a walk around the house and cheap to check against this list; a roof, siding or deck that would need replacing is a cost to price in. Insurers set their own terms, which we haven't read: ask yours what it asks for here.

Our summary of FireSmart BC's Begins With You Guide, its home ignition zone self-assessment and tips sheets, and its Wildfire Mitigation Program page, read 2026-10-20. FireSmart is guidance from the BC FireSmart Committee, not a law; a wildfire development permit area's own guidelines are what bind building on a lot.

For one lot

Look up the lot above: its report's Wildfire history section lists the fires mapped on it and within 2 km, how its forest burned before fires were put out and the trees killed since 1999; Services nearby gives the nearest fire hall, the fire protection area where a map shows it, and the nearest hydrant in the towns that publish one. The FireSmart work itself is only seen on the ground.
